Painting in Spartanburg

Spartanburg is the seat of Spartanburg County and goes by the Hub City, after the rail lines that once radiated out from it. The Census counted about 38,700 residents in 2020 and estimates nearly 40,000 by mid-2025.

It is one of the oldest housing markets in the Upstate. The area has had cotton mills since 1816 and became a textile center in the late 1800s, with around 40 mills by the early 1900s. Its historic neighborhoods hold a deep stock of early-20th-century houses — Converse Heights alone has 460 contributing buildings on the National Register.

DB Painting Services paints interiors, exteriors, trim, porches and decks for Spartanburg homeowners, and our prep is built for older homes: careful scraping, priming over old coatings and respect for original materials.

Spartanburg homes: older than anywhere else nearby

Census survey data suggests about two-thirds of Spartanburg homes were built before 1980, and roughly one in eight before 1940. The 1960s were the single biggest decade for home building in the city.

That age shows up in the work. Older homes carry many layers of paint, often including oil-based and, in pre-1978 homes, lead-based coatings. Wood porches, columns, railings and window trim need sound wood and good primer before any topcoat. Mid-century ranches and split-levels in neighborhoods like Fernwood and Wadsworth Hills are usually in their third or fourth paint cycle.

Mill-village housing is part of Spartanburg too. Spartan Mills built 150 homes in a village called Montgomeryville, and the Beaumont Mill Village — 317 properties around Beaumont Mill — is still a lived-in neighborhood today.

Exterior painting on older Spartanburg homes

The Upstate is humid subtropical: GSP averages about 47 inches of rain a year, and July highs average about 90°F. That combination is hard on exterior paint. Moisture works into bare or poorly sealed wood, sun breaks down finishes on south and west walls first, and shaded sides stay damp longer. Good exterior work here starts with washing, scraping, spot-priming bare wood and caulking gaps before any topcoat.

Hampton Heights homes date mostly from the 1900s to the 1930s, in Queen Anne and Craftsman styles. Converse Heights adds Foursquare, Tudor, Colonial Revival and Spanish Mission homes from about 1900 to 1940. These houses have a lot of trim, porch and detail work, and that is where the time goes on an exterior — and where good prep pays off.

Historic districts and repainting

Spartanburg has several National Register historic districts, including Hampton Heights (1983), the downtown Spartanburg Historic District (1983), and Converse Heights (2007). Hampton Heights (1998) and Beaumont Mill Village (2010) are also local historic districts.

Exterior changes in local districts go through the city's Board of Architectural Design and Historic Review, which issues Certificates of Appropriateness. The city's ordinance treats ordinary maintenance, including repainting with the same material, as exempt — and the Hampton Heights guidelines treat paint color as a recommendation rather than a requirement — but they also say original masonry that was never painted should stay unpainted. Spartanburg FAQ

Questions from Spartanburg homeowners

Do I need permission to repaint my house in Hampton Heights?

Under Spartanburg's ordinance, ordinary maintenance such as repainting with the same material is generally exempt, and the Hampton Heights guidelines treat paint color as a recommendation. Changes to exterior appearance — and painting masonry that was never painted — are different. Confirm with Spartanburg Planning at (864) 596-2068 before you start.

My Spartanburg house was built before 1978. Is lead paint a concern?

It can be. In Spartanburg, roughly two out of three homes were built before 1980. Federal EPA rules treat homes built before 1978 as "target housing": paid work that disturbs more than 6 square feet of painted surface in a room, or more than 20 square feet outside, must be done by an EPA-certified renovation firm using lead-safe practices (window replacement and demolition of painted surfaces are covered at any size, and the room limit counts all work in that room within 30 days). If your home is in that range, bring it up at your estimate and we'll talk through testing and how the prep will be handled.

Do you work on older homes with lots of trim and porch detail?

Yes. Porches, columns, railings and decorative trim are where older homes need the most care. We scrape, sand, repair what needs it and prime properly so the new paint lasts.

Do you serve all of Spartanburg County?

We serve the city of Spartanburg and surrounding communities including Boiling Springs, Inman, Lyman, Duncan, Wellford, Woodruff and Landrum.

Can you paint plaster walls?

Yes. Plaster needs cracks repaired and the right primer, especially over old coatings, but it takes paint beautifully once it is prepared.
