Painting in Simpsonville

Simpsonville sits in southeastern Greenville County between Mauldin and Fountain Inn, part of the corridor known as the Golden Strip, with I-385 running through it. The Census counted about 23,400 residents in 2020 and estimates about 28,500 by mid-2025.

It has been growing for decades. Simpsonville was the fastest-growing city in South Carolina in the early 1990s, and its population rose another 28 percent between 2010 and 2020. The result is a city where most homes are either from the 1970s–90s subdivision boom or built since 2000.

DB Painting Services paints interiors, exteriors, cabinets, trim and decks for Simpsonville homeowners, and handles the drywall repair that usually comes before them.

Simpsonville homes: brick, vinyl and two building booms

About half of Simpsonville homes were built in 2000 or later, and about 40 percent between 1970 and 1999. Only around one in ten predates 1970. Roughly seven in ten are single-family houses.

In neighborhoods like Neely Farm, Kilgore Farms and Holly Tree, homes are often brick veneer, sometimes with vinyl siding, and Heritage Lakes adds Hardie fiber-cement to the mix. On these homes, the painted surfaces are mostly trim, fascia, soffits, porches, shutters, doors and any fiber-cement siding — and those are what weather first.

Inside, the needs split by age. Homes from the 1980s and 90s often want an update from older color schemes and heavier trim colors. Newer homes usually need builder paint upgraded to a finish that stands up to kids, pets and cleaning.

Exterior painting in Simpsonville

The Upstate is humid subtropical: GSP averages about 47 inches of rain a year, and July highs average about 90°F. That combination is hard on exterior paint. Moisture works into bare or poorly sealed wood, sun breaks down finishes on south and west walls first, and shaded sides stay damp longer. Good exterior work here starts with washing, scraping, spot-priming bare wood and caulking gaps before any topcoat.

Older subdivisions like Heritage Lakes sit on half-acre-plus lots with mature trees, which means more shade, more moisture on the shaded sides of the house, and more prep washing before paint. Newer homes on open lots get the opposite problem — full sun that fades and chalks trim and doors faster.

Old Simpsonville

Simpsonville began as a crossroads around Peter Simpson's blacksmith shop in 1838 and was incorporated in 1901. The Simpsonville Cotton Mill — built by the Woodside brothers and long the town's largest employer — left behind former mill-worker cottages in the Woodside Mill area near downtown.

Simpsonville has no National Register historic district, though several individual buildings downtown are listed, and we found no city historic-district review for repainting a typical home. If your property is in one of the downtown design overlays, confirm with the city first. Older cottages near the mill still deserve careful prep, especially if they were built before 1978.

Simpsonville FAQ

Questions from Simpsonville homeowners

Do you work in Five Forks too?

Yes. We serve Simpsonville, Five Forks, Mauldin and Fountain Inn across the Golden Strip.

My house is mostly brick. What actually needs painting?

Usually the trim, fascia, soffits, porch ceilings and columns, shutters, front door and any siding sections. Those surfaces carry most of the weathering on a brick home, and keeping them painted protects the wood behind them.

Does my HOA need to approve my paint colors?

It depends on your neighborhood. Many Simpsonville subdivisions have covenants, and some review exterior color changes. Check your HOA documents or management company first; we are glad to work from an approved list.

My Simpsonville house was built before 1978. Is lead paint a concern?

It can be. Most Simpsonville homes are newer, but on the older cottages near the Woodside Mill area and other pre-1978 homes, EPA lead-safe rules can apply to paid work that disturbs the paint. Federal EPA rules treat homes built before 1978 as "target housing": paid work that disturbs more than 6 square feet of painted surface in a room, or more than 20 square feet outside, must be done by an EPA-certified renovation firm using lead-safe practices (window replacement and demolition of painted surfaces are covered at any size, and the room limit counts all work in that room within 30 days). If your home is in that range, bring it up at your estimate and we'll talk through testing and how the prep will be handled.

Can you repair drywall before painting?

Yes. Nail pops, cracks, holes and water marks are repaired and primed before any paint goes on, so they do not show through the finish.
